Built on solid foundations
Like all building extensions the process starts from a solid foundation. These days, there are conventionally excavated and poured concrete bases or the quick base type alternatives.
Whatever type of base you choose, it still has to be level, have a damp proof membrane and be well insulated.

Size matters
The size of your proposed new Upvc conservatory will be governed by the location and size of your plot. In our experience it is possible to underestimate how much space you can use with furniture, particularly in a Victorian design with inward opening doors.

Do you need planning permission?
Before you embark on your conservatory project you must establish if planning permission is required.
Building Regulations will also be needed to cover areas such as structural and electrical work.
In the Building Regulations, for England and Wales conservatories are exempt if they are:

  • Built onto a domestic dwelling.
  • Under 30m² in floor area.
  • Built at ground floor level.
  • Glazed in compliance with safety glazing requirements of approved Document N of the Building Regulations and BS 6262 Part 4 2005.
  • Separated from the rest of the house by a door - or French window.
  • Roofs must be 75% glazed and the walls 50%.
  • Heating can be operated separately from the house.


In Northern Ireland and Scotland equivalent provisions apply. In addition for Scotland, conservatories between 20 and 50m²  require a U value of 2.2. Conservatories less than 20m²  require a U value of 3.3.
